Staging for the seasons
Fall is my favorite time of the year! Sweater weather and pumpkin spice lattes - I’m in!
But, as fall and winter approach, so do the holidays. And for me, it’s really hard to stop myself from getting into the spirit of things as the neighbourhood transforms and I see porches filling up with jack o'lanterns for trick or treaters or twinkly lights, and garland for the holiday season.
Despite my love for holiday decor I always tell my clients that: “The way you live and the way you sell are very different.” This advice is the most important around major holidays. I always advise clients to stay away from holiday decor if they plan on listing in the fall or winter as you don’t want to timestamp your listing. At the very least, if you want to be festive, make sure that your holiday decor isn’t out for photo day as those photos are the ones that will be representing your home for the duration of the listing. In an unpredictable market, some listings can take weeks, or even months to sell. Having holiday decor in your photos can quickly link your property to a specific point in time, and potentially give buyers extra leverage.
I might sound like the grinch when I say avoid holiday decor, however, I don’t mean avoid the seasons completely! I do encourage incorporating the seasons into your staging. When done right, seasonal decor can evoke the cozy feels of being right at home during the fall and winter. I personally like to use soft neutrals like creams and taupes, alongside layered throws and blankets for bedding to create a comforting and welcoming space that buyers can envision themselves in. And while we’re at it - the smell of fresh baked cookies or pie lingering in the air has never hurt anyone ;)
